From our offices in Seaton turn left onto Harbour Road. Turn right on the roundabout to proceed up Castle Hill and continue straight across into Marlpit Lane. Continue straight and turn left into Fremington Road following the road round to the right and the entrance to Flint House will be found on the right hand side.
Flint House is a substantial, detached house built by the original owner to an individual design approximately 30 years ago. As such, the property is incredibly versatile with large rooms and open plan spaces. The current owners have lived in the property for 20 years and have made many improvements including new windows, converting the garage to an additional bedroom, building a detached double garage as well as installing a new gas central heating boiler. The house is situated in an elevated position on the western side of town. Due to its location, Flint House has been designed to take full advantage of the stunning views across Lyme Bay. The accommodation flows over three floors with the living accommodation on the top floor, bedrooms on the ground floor and additional accommodation and storage at basement level.
On entering the property there is a sizeable entrance hallway which has stairs rising upwards to a half landing with a shower room/WC and beyond to the living accommodation. On the upper floor, there is an open plan study area with doors off to the living room and kitchen. The open plan living room leads into the dining room, perfect for entertaining, with access to a balcony, all offering panoramic views of the bay. The abundance of windows makes this an incredibly light space maximising on the lovely views whilst the large fireplace with inset gas fire stove creates a warm homely feel. The kitchen is accessed from the dining area and is extensively fitted with a matching range of base and wall units with laminate worktops with tiled surrounds. There is a range style cooker with extractor hood over, an inset one and a half bowl sink with space for further under-unit appliances, and area for an American style fridge/freezer. From the kitchen you then have direct access back to the open plan study area.
To the right of the entrance, are three double bedrooms, the family bathroom and a further shower room/WC. There is also access directly out to the garden. The master bedroom offers the same lovely views across the valley with built in wardrobes and an en-suite shower room. The fourth double, triple aspect bedroom, is located to the left of the hallway. From the property’s entrance hallway, stairs lead down to the basement level which is an incredibly versatile space. It currently has a utility room, a workshop with access to the garden and a very large additional living/ gym area. In addition, there is a separate room currently used as a further bedroom. There is also a WC with wash basin and plumbing for a shower. This area has the potential for many uses depending on the new purchaser's requirements but could be a cinema/games room with gym and/or an office or hobbies room to name just a few options. Alternatively, it could be converted into a separate granny annexe or flatlet with its own access independent of the rest of the house. The house benefits from full gas fired central heating and double glazing throughout. This property must be viewed internally to fully appreciate the design and size within, flexibility of accommodation and the fantastic views which are enjoyed from the house’s vantage point.
The top floor balcony measures 12'4 x 5'11 (3.8m x 1.8m) and enjoys the fabulous views over to the Axe Estuary, countryside and sea. The garden is wonderfully landscaped with various terraces offering two gravelled areas, a patio and a large area laid to lawn. Due to the elevated position of the property and the various levels of the garden you have the option of views across the bay or dining in the sun in the lower, more private areas of the garden. There is a path all the way round the property with easy access from the garden to the large driveway offering ample parking for a number of vehicles and a detached double garage. The garden is fully enclosed with a mixture of walling, hedging and fencing.
